Find a realtor and talk with a lender about getting pre-approved. Getting pre-approved for a loan accomplishes two things:

1) It shows you how much home you can afford.
2) It shows sellers that you are a qualified buyer.

2A) A good lender will also educated you on the many loan programs that are available. As well as show you which one best meets your qualifications and objectives, while staying within your comfort level for monthly payment and cash needed to close.

If you don’t know a lender, your Realtor can get you in touch with one that is capable and trustworthy. My preferred lender is Andy Cardina – Residential Mortgage Services. He can work with you to become pre-approved over the phone or in person. I always suggest in-person meetings for first time home buyers!
