The general rule of thumb for self-employed borrowers is that lenders like to see at least a two-year history. A lender views irregular income as additional risk, so they will be looking for consistency over that period of time.

There are exceptions to the two year rule, however. A seasoned lender may be able to get an approval with less than two years of self employment or commission income, depending on other factors on the loan application.
